Grading Housing Market Fundamentals


After many months of testing, we are proud to introduce our Market Fundamentals grade, which has proven to be a 3-5 year leading indicator for home price appreciation and depreciation. Improving fundamentals usually result in increasing appreciation, and vice versa. Our Market Fundamentals forecasts, which are a composite of 24 variables of housing demand, supply and affordability, are available by market to our retainer clients.

The highest current grade is a C (GPA 2.0) for Dallas, followed closely by Fort Worth. These metros earn higher marks because they both have average supply and good affordability, with slightly below-average demand. On the other end of the spectrum, we have 6 markets earnings “F” grades, which include Riverside/San Bernardino, Miami, Fort Meyers, Minneapolis, Chicago and New York. All of these metros are plagued by abysmal demand, supply and/or affordability issues.

The map on our home page (www.realestateconsulting.com) shows the latest market fundamental grades for the largest metro areas in the country, as well as the latest information on several of the key statistics.

This is the most current available data for all variables and markets.
