Phoenix is the most unique market in the country right now. Any renter with a stable job and the desire to become a homeowner and live in Phoenix for a long time should be buying a home right now because affordability has never been better (our analysis goes back to 1981).
However, the problem is that few have a stable job. Phoenix has lost a whopping 86,800 jobs in the last 12 months, which is 4.5% of its employment base, and every major sector of the economy has lost jobs except Education and Health Services.
Every month, we compile 9 pages of data and charts with history and forecasts for all of the major housing markets in the country. To provide our busy clients with a quick snapshot, we highlight 8 statistics at the top of the first page and color-code them (green is good, yellow is ok, and red is bad). No market looks like Phoenix, although Las Vegas is close.
One of the charts we compile is a comparison between owning a home and renting. In 2006, owning a typical detached resale home was $600 per month more expensive (after taxes) than renting a Class A apartment. Today, owning is $118 per month cheaper. Rents and home prices are both likely to fall in 2009, but the prospective homeowner who hopes to buy a home at the bottom is taking a huge risk that he or she will be able to qualify for a mortgage, not only because mortgage rates are currently at historic lows, but the high LTV (loan-to-value) programs that are currently backed by the government may no longer exist.
Update on Affordability: The combination of falling home prices and low mortgage rates continues to create an environment where housing affordability is now better than average in most areas. Of the 319 metro areas listed below, 134 metro areas are at their historical best affordability level, dating back to 1981. No market falls into our category of “Areas of Significant Affordability Concern” (a Housing Cycle Barometer™ rating of 7.6 or higher), and the least affordable market (Baltimore) has a Housing Cycle Barometer™ rating of just 6.5 (out of 10). This is the most current available data for all variables and markets.
